NH Book Bindery Site Redevelopment Project
The Bindery Redevelopment Project involves the redevelopment of the former Sanel Block, a 0.48 acre property on South Main Street in downtown Concord. The site is located immediately north of the SMILE Building in the heart of the City’s emerging “Arts District.”

The project is being developed by Steve Duprey, a local, Concord-based developer. Specifically, Mr. Duprey acquired the two properties which comprised the site in order to develop a new four-story, 70,000 square foot retail and office building. Construction is currently underway and the project will be completed in the summer of 2013. Total development costs will be approximately $15 million. The developer’s financing package includes New Markets Tax Credits.

Tenants at the development will include Gibson’s Bookstore (a local independent bookstore), which will triple the size of its current downtown location and add a new café. Other tenants include Orr & Reno, a prominent local law firm.

To support redevelopment efforts, the City and Mr. Duprey entered into a public-private partnership whereby the City granted a 20-year lease for up to 125 parking spaces in Capital Commons Parking Garage and waived development impact fees for the project.
